Buyers and sellers often chose to work with a particular Agent because of an existing relationship they share. While the trust of a relationship is good, the potential pitfall in some cases, is that Agent’s lack of experience, or maybe they have not learned correct real estate services—writing sloppy contracts, a lack of due diligence, inserting legal language they are not qualified to write, or a simple lack of negotiating skills which give their clients' best position away.
So yes, the “wrong way” could cost clients thousands of dollars in earnest money, delayed closings, or even future legal liability. Emotionally speaking, clients are put in a position of not getting their dream home. We see it happen all too often.
